Crawl spaces can stay out of sight while moisture builds for months. When mold appears on joists, subfloor materials, insulation, or stored items, the visible growth is only part of the story.
Ground moisture
Moisture can move from exposed soil into the crawl space air. The amount varies with weather, drainage, soil conditions, and the way the crawl space is constructed.
Outdoor humidity
Warm, humid air entering a cooler crawl space can raise moisture levels and contribute to condensation on ducts, pipes, and building materials.
Drainage and water entry
Poor grading, roof runoff, foundation openings, and groundwater can allow water to collect below the home. Standing water is an obvious problem, but repeated dampness can matter too.
Plumbing leaks
Supply lines, drains, fixtures, and mechanical equipment can leak into a crawl space. Small leaks may go unnoticed because the area is rarely visited.
Wet insulation
Insulation can trap or hold moisture and may fall when it becomes wet. The condition of the insulation can be a useful clue about where moisture has been moving.
