Attic mold is often discovered during roofing work, a home inspection, HVAC service, or investigation of a musty odor. The visible growth may be only one part of a larger building-moisture pattern.
Roof leaks
Damaged roofing, flashing, penetrations, and storm events can wet roof sheathing and insulation. Leak-related growth may be concentrated around one area.
Indoor air moving into the attic
Warm, moist indoor air can move through ceiling openings, attic access points, recessed fixtures, and other air leaks.
Bathroom and dryer exhaust
Exhaust ducts that terminate in the attic can add moisture directly to the space. Disconnected or damaged ducts can create similar problems.
Condensation
When moist air meets cold surfaces, condensation can form on nails, roof sheathing, ducts, or other materials.
Ventilation conditions
Ventilation can be part of the solution, but it should be considered with air leakage, insulation, roof conditions, and indoor humidity. Adding one vent without understanding the whole moisture path is not always enough.
What to document
Note whether the growth is localized or widespread, whether fasteners are rusting, whether insulation is wet, whether exhaust ducts enter the attic, and whether the issue changes seasonally.
Attic remediation is more durable when the cleanup plan and the moisture explanation agree with each other.
